Analysis

Does More Space Always Mean a Higher Price?

A common assumption is that larger homes cost more. But comparing P-002 (8,960 sqft, $12.25M) with P-001 (7,420 sqft, $13.3M) reveals that the largest property is not the most expensive.

P-001 is Furnished while P-002 is only Semi-Furnished. This suggests that furnishing status and other amenities can outweigh raw square footage when it comes to pricing.

Key Insight: While area is the strongest single numerical predictor of price (correlation: 0.54), categorical features like furnishing status and preferred area can override the size advantage.

The "Value Sweet Spot"

The mid-range properties (P-005 through P-007, priced $5.6M-$7.7M) offer the highest variance in value. P-005 costs $2.1M more than P-007, despite both having 3 bedrooms.

The key differences: P-005 has AC, is in a preferred area, and has 2 parking spots. P-007 has no AC, is not in a preferred area, and has zero parking.

Key Insight: Buyers willing to forego air conditioning or furnishing can find significantly more space for their budget. P-009 at 5,000 sqft / $4.2M gives roughly 1,190 sqft per million — compared to P-001's 558 sqft per million at the top end.

Housing Glossary

Price
The sale price of the property in local currency. In this dataset, prices range from approximately 1.75 million to 13.3 million, with a dataset average of roughly 4.77 million.
Area (sqft)
Total livable area measured in square feet. The dataset average is about 5,150 sqft. Area has a moderate positive correlation (0.54) with price, making it one of the strongest predictors of property value.
Bathrooms
Number of bathrooms in the property (1-4). Bathrooms have a strong positive correlation with price (0.52), making them the second-strongest numerical predictor after area.
Furnishing Status
Furnished (move-in ready), Semi-Furnished (some fixtures included), or Unfurnished (empty). Furnished properties tend to command premium prices.
Preferred Area
Whether the property is located in a premium neighborhood. This is one of the strongest categorical predictors of higher property prices in the dataset.
